How to Calculate EMI for Home Loan

Understand the EMI formula, calculate your monthly home loan payment, and see the complete amortization breakdown with our free calculator.

Buying a home is the biggest financial decision most people make. Understanding your Equated Monthly Installment (EMI) is the first step to knowing whether you can afford a home loan.

This guide explains the EMI formula, walks through real examples, and provides a free calculator to plan your home purchase.

What is EMI?

EMI (Equated Monthly Installment) is the fixed monthly amount you pay to the bank to repay your home loan. Each EMI consists of two components:

  • Principal repayment: The portion that reduces your outstanding loan amount
  • Interest payment: The bank's charge for lending you money

In the early years, a larger portion of your EMI goes toward interest. Over time, the principal component increases.

The EMI Formula

The standard EMI formula is:

EMI = P × r × (1 + r)^n / ((1 + r)^n − 1)

Where:

  • P = Principal loan amount (e.g., ₹50,00,000)
  • r = Monthly interest rate (annual rate ÷ 12 ÷ 100)
  • n = Total number of monthly payments (tenure in years × 12)

Real Example: ₹50 Lakh Home Loan

Let's calculate the EMI for a typical home loan:

  • Loan amount: ₹50,00,000 (50 lakhs)
  • Interest rate: 8.5% per annum
  • Tenure: 20 years (240 months)

Applying the formula:

  • r = 8.5 ÷ 12 ÷ 100 = 0.00708
  • n = 20 × 12 = 240
  • EMI = ₹43,391 per month

Over 20 years, you'll pay:

  • Total payment: ₹1,04,13,840
  • Total interest: ₹54,13,840
  • Interest as % of loan: 108% — you pay more in interest than the loan itself!

How Interest Rate Affects Your EMI

Interest RateEMI (₹50L, 20yr)Total Interest Paid
7.0%₹38,765₹43,03,547
7.5%₹40,280₹46,67,129
8.0%₹41,822₹50,37,243
8.5%₹43,391₹54,13,840
9.0%₹44,986₹57,96,878
9.5%₹46,607₹61,85,664

Even a 0.5% difference in interest rate costs you ₹3–4 lakhs over 20 years! Always negotiate with your bank or compare rates from multiple lenders.

Smart Strategies to Reduce Your EMI Burden

  1. Higher down payment: Paying 30% down instead of 20% significantly reduces both EMI and total interest
  2. Shorter tenure: A 15-year loan has a higher EMI but saves lakhs in interest compared to a 20-year loan
  3. Prepayment: Most banks allow partial prepayment without penalties. Even small annual prepayments dramatically reduce total interest
  4. Balance transfer: If interest rates drop, transfer your loan to a bank offering lower rates
  5. Tax benefits: Claim deductions under Section 80C (principal, up to ₹1.5L) and Section 24 (interest, up to ₹2L)

Frequently Asked Questions

Can I change my EMI after taking the loan?

Yes. You can request a tenure extension (to reduce EMI) or shortening (to increase EMI and pay off faster). You can also make lump-sum prepayments to reduce the outstanding principal.

Is floating rate or fixed rate better for home loans?

In India, floating rates are generally recommended because they tend to be 1–2% lower than fixed rates, and RBI rate cuts benefit floating-rate borrowers. However, fixed rates provide EMI certainty. Use our EMI Calculator to compare both scenarios.
